Inventory Is Still Tight

There are roughly 26 active residential listings in the Winnfield area right now — that's below the historical norm. If you're a seller, this is working in your favor. Well-priced homes in move-in condition are still attracting attention, particularly in the $100,000–$200,000 range.

Interest Rates: Better Than Late 2023, But Buyers Are Still Cautious

At 6.23% for a 30-year fixed, rates are meaningfully lower than the 7.5%+ peak we saw in late 2023. On a $150,000 home with 10% down, that's roughly a $900/month principal and interest payment — well within range for most buyers in this market. I'm still seeing qualified buyers get rate buy-downs through seller concessions on the right deals.

Land Sales Are Active

Winn Parish has seen consistent interest in timber land, hunting land, and small acreage tracts. If you own land and have been thinking about selling, now is a reasonable time to test the market. We've had buyers from Dallas, Houston, and Shreveport actively looking for Central Louisiana acreage.
