First-Time Home Buyer? Here's Your Central Louisiana Checklist
Buying your first home is exciting and overwhelming at the same time. This checklist is based on what I walk through with every first-time buyer I work with in Winn Parish, Rapides Parish, and Central Louisiana. Save it, share it, and call me when you're ready to move.
Phase 1 — Before You Start Looking
- Check your credit score (free at annualcreditreport.com). Aim for 640+ for FHA; 680+ for conventional.
- Calculate your debt-to-income ratio (monthly debt ÷ gross monthly income should be under 43%)
- Save for down payment: FHA = 3.5%, Conventional = 3–20%, USDA = 0% (rural properties qualify)
- Budget for closing costs: typically 2–4% of loan amount in Louisiana
- Research first-time buyer programs: Louisiana HFAL offers down payment assistance
- Get pre-approved with a local lender (not just pre-qualified)
Phase 2 — The Search
- List your non-negotiables: bedrooms, bathrooms, acreage, school district
- Research FEMA flood zones for any property you're serious about
- Check property type: well/septic vs. municipal utilities (important in rural Winn Parish)
- Drive the neighborhood at different times of day
- Research commute times if applicable
- Check Winn Parish School Board for school zone enrollment rules
Phase 3 — Making an Offer
- Review comparable sales with your agent (I'll pull this for you)
- Decide on offer price, earnest money (typically 1% in this market), and contingencies
- Include inspection contingency — always
- Include financing contingency — always
- Consider asking for seller concessions toward closing costs or rate buy-down
- Review the seller's disclosure document carefully
Phase 4 — Under Contract
- Schedule general home inspection ($300–$450)
- Schedule well water test if applicable ($75–$150)
- Schedule septic inspection if applicable ($200–$400)
- Schedule termite/WDO inspection (required by most lenders, $75–$125)
- Get homeowners insurance quotes before closing
- Confirm flood insurance requirement and cost if in flood zone
- Review appraisal when it comes in
- Do final walkthrough 24–48 hours before closing
Phase 5 — Closing
- Review Closing Disclosure 3 days before closing and compare to Loan Estimate
- Wire funds or bring certified check — ask your lender exactly how much
- Bring valid government-issued ID
- Transfer utilities effective closing date
- Get keys!
